Modular Office Building for Baltimore Wastewater Facility
The Challenge
AC&E Services, a repeat client, needed a well-organized and efficient office space to support its work at the Patapsco Wastewater Treatment Plant (WWTP) in Baltimore, Maryland. The project required a structure that could provide multiple dedicated workspaces, a break area for staff, adequate storage, and a layout that complied with Maryland building codes and fit within the plant’s site constraints.
The Solution
Modular Genius delivered a 1,344 sq. ft. relocatable modular office building designed to meet the specific operational demands of AC&E Services at the Patapsco WWTP. The building includes six private offices, an open office area, a break room, a storage room, and a single-occupant restroom, providing a balanced mix of private and collaborative spaces. The design emphasized functionality, comfort, and efficient use of space while meeting all relevant state and local code requirements. The modular solution enabled rapid deployment with minimal disruption to plant operations, reinforcing the client’s trust in the speed and reliability of modular construction.
