The Challenge

A major automotive manufacturer required a rapid expansion of its existing 16,500 sq. ft. childcare facility to support growing employee needs, without disrupting the center’s continuous 24/7 operations. Located on a restricted manufacturing campus, the project demanded a construction method that minimized on-site labor, addressed regional trade shortages, and adhered to strict resilience standards, including storm safety compliance. The client also sought a high-performance, child-focused environment that would serve as a strategic investment in employee retention and recruitment.

The Solution

Modular Genius delivered a 10,233 sq. ft. modular addition using a hybrid construction approach that combined off-site fabricated modules with site-built ICC-500 storm shelters, meeting both fast-track scheduling and enhanced safety requirements. The expansion included specialized spaces such as a flexible-age classroom, STEAM Lab, Movement Matters studio, and a full commercial all-electric kitchen, all linked to the original building via a glass-enclosed walkway that framed new courtyard playgrounds. Designed with floor-to-ceiling glazing, intuitive color-based wayfinding, and exposed V-bracing that celebrates modular design, the facility integrated deep overhangs with playful V-columns for shading and architectural rhythm. Coordination during design ensured standard module sizing accommodated key features like storm-safe classrooms with impact-rated glazing and preserved ceiling heights with low-profile VRF cassettes. Durable Nichiha and standing-seam exterior panels, wood-slat soffits, and energy-efficient systems enhanced comfort, safety, and lifecycle value. Modular construction enabled uninterrupted childcare operations and reduced onsite labor demands, allowing the client to quickly and predictably expand its employee-benefit infrastructure.
