Modern Modular Student Housing for Catholic University
The Challenge
Catholic University required a rapid and minimally disruptive solution to expand its on-campus student housing. The institution needed to transform two open fields into a welcoming residential community that could accommodate over 100 students in time for the upcoming academic term. The housing had to meet ADA accessibility requirements, offer a sense of community, and reflect a modern aesthetic, all while being installed quickly and efficiently within an active campus environment.
The Solution
Modular Genius delivered a 25,000+ square foot modular student housing community consisting of 22 buildings—comprising 19 single-wide cottage-style units and two traditional 9-unit dormitory complexes—providing 124 student living spaces. Each module was built off-site and delivered in sections, allowing for swift on-campus assembly with minimal disruption to daily university operations. The buildings feature vinyl siding and windows, gable roofs, and full-front porches constructed with Trek decking and white vinyl railings, combining visual appeal with durability. ADA-accessible ramps and steps ensure inclusive access. Interior finishes include luxury vinyl plank flooring, full bathrooms, in-unit washers and dryers, and open-plan layouts designed for comfort and functionality. Large front porches and shared outdoor areas foster a strong sense of community, making this project a successful demonstration of how modular construction can meet the demands of modern student living quickly and effectively.
