A New Big M: Modular Genius Moves Into Churchville

Once home to the Bel-Air Churchville Drive-In Theatre and the iconic Big M restaurant, the property along Churchville Road has been part of Harford County’s history since the 1950s. Now, more than two decades after the drive-in closed, the site is beginning an exciting new chapter. The Big M is making a comeback, but this time, the “M” stands for Modular!

Modular Genius is proud to announce the acquisition of our new Churchville property, an approximately 11-acre site that represents a significant investment in our continued growth, operational capabilities, and commitment to Harford County.

As a recognized leader in the leasing and sale of commercial modular buildings, Modular Genius continues to invest in the infrastructure necessary to serve customers throughout the Mid-Atlantic and along the East Coast. Our extensive fleet of relocatable modular buildings provides flexible space solutions for educational institutions, government agencies, healthcare organizations, and commercial businesses.

The Churchville property’s strategic location in the heart of our Mid-Atlantic operations, with convenient access to the I-95 corridor, makes it an ideal hub for supporting our regional and East Coast leasing operations. This centralized location will enhance our ability to manage our rental fleet, coordinate building deliveries and returns, and efficiently prepare modular buildings for their next deployment.

Equally important is the strong network of established local and regional vendors, contractors, and service providers that support our operations. Working alongside our experienced yard operations team, these partners play an essential role in inspecting, maintaining, refurbishing, and preparing our relocatable modular buildings. Together, they help ensure our customers receive quality buildings that meet our standards for safety, functionality, and readiness.

This investment reinforces our long-term commitment to the modular building leasing industry. By expanding our operational capacity and strengthening our fleet management capabilities, Modular Genius is better positioned to respond to customer needs, maintain the quality of our rental fleet, and deliver dependable modular space solutions throughout the East Coast.

Beyond the operational benefits, the new property will support local employment opportunities and strengthen our ongoing involvement with Harford Vo-Tech and Habitat for Humanity.

Harford County has been our home for years, and this investment reflects our commitment to growing right here, alongside the community, employees, vendors, and business partners who have contributed to our success.

We’re excited to put this piece of local history back to work. The movie screens may be gone, but the Big M is back—and this time, we’re building something even bigger!
