What is the Lifespan of a Modular Building?

What is the Lifespan of a Modular Building?

When people ask us, “What is the lifespan of a modular building?,” we’re really proud to give them the answer – because it’s usually a very pleasant surprise. As long as you maintain your building properly, it should last anywhere from 30-60 years – possibly even longer. When you turn to Modular Genius, you’ll be working with a team of professionals who are passionate about quality. We will provide you with a modular structure that will stand the test of time, and at a price that’s a fraction of the cost of traditional construction.

About Modular Genius

Our company has won several awards from the Modular Building Institute for innovation, in not only manufacturing, but design as well. We’ve helped the industry move in exciting new directions, and we’re incredibly proud to do so. Until fairly recently modular buildings were viewed as little more than functional spaces. When it came to design characteristics, they really didn’t have any.

But that’s all changed. Now we can design a building in just about any fashion you can imagine. We can manufacture a structure that blends in seamlessly with the others on your property or campus, or we can provide you with a building that stands out on its own.

As important as aesthetics may be, however, that’s not what we’re all about at Modular Genius. Every engineer, technician, designer, and everyone else on our staff is committed to total client satisfaction. Your structure will be made of the same strong, sturdy materials as you’ll find in so-called “stick-built” buildings constructed from the ground up. Our buildings have to meet the same stringent industry standards, and they have to comply with the same safety codes.

How Long Will Your Building Last?

Since they have to be just as strong as traditional buildings, modular structures will last an incredibly long time. In fact, they have to be stronger, when you consider how we transport them to the installation site. Once we manufacture the modules, we load them on flatbed trucks. Along the way, they encounter extremely fierce winds, as you might imagine.

That being said, however, modular buildings aren’t indestructible. Their lifespan can be affected by a lack of maintenance, sitting vacant for extended periods of time, and extremely damp environments, either external or internal.

Temporary and Permanent Modular Buildings

A temporary modular structure is commonly referred to as a “portable.” But don’t assume that means it’s not durable. They’re designed to serve short-term needs, and can easily be torn down, reassembled, and relocated. They’re known as “temporary” because of the way they’re installed.

Temporary buildings aren’t affixed to land permanently, rather, they’re usually anchored to a concrete foundation. We use skirting material to enclose the crawl space, then add any steps, ramps or decks that might be needed. Floor plans for temporary modular structures aren’t as complex, and the finishes are typically made of lighter materials. They need to be, since that makes the building easier to dismantle and relocate. Temporary buildings will typically last around 30 years.

A permanent modular structure, on the other hand, is installed on a full foundation with an excavated crawl space. They’re made of steel, wood or concrete, and can also support site-built roofs, brick facings, custom layouts and even elevators. This type of structure will typically last at least 60 years.
